Bill had produced sketch layouts for all housing areas while the local council's architectural team had a design for the school in place. The house builder could already assess each land parcel and determine it's value.

The start of the process.
The example to the right is a much more recent masterplan and as such is still in the very early stages of development.
At the outset of such a project, we would normally produce a layout to this standard which will indicate roads entrance points and an indicative road pattern and by taking cognisance of existing site features, will sub divide the site into smaller parcels of land.
This will provide a layout for discussion purposes, and of course is expected to change a number of times as the process progresses.
You will see in this instance we have indicated an approximate number of units in each land parcel so the developer can quickly assess the potential of the development, but we always stress that until a proper layout is prepared, these numbers will remain as approximate.
